Vacant Staging

What Is Vacant Home Staging?

Vacant home staging is the art of transforming an empty property into a warm, inviting space that helps buyers shift from “just browsing” to “this could be home.” Without furniture, rooms can feel smaller, colder, and confusing—raising questions like Is this room too small? How would furniture fit?

Our vacant home staging services bring life and warmth to unfurnished properties, defining each space with purpose and eliminating buyer hesitation. According to the National Association of REALTORS®, 83% of buyer’s agents say staging helps buyers visualize a property as their future home.

Rooms Included in Every Vacant Staging Package

As a minimum, our vacant staging packages include the rooms that matter most to buyers and deliver the strongest return on investment:

  • Living room

  • Kitchen

  • Dining or breakfast nook

  • Primary bedroom

  • Primary bathroom

These spaces create the emotional core of the home and help buyers connect instantly.

  • Style of furnishings selected

Our Vacant Staging Process

Request a Quote- Share your listing details and we’ll take it from there. We’ll email you a personalized quote tailored to your space, highlighting recommended staging services and next steps. Request a quote here.

Proposal- After we receive your listing details, we will compose a proposal with a customized package for the property based on the suggested number of rooms to stage, the luxury level of the home, and the recommended furniture style.

Contract, Invoice & Scheduling – Once you’ve approved the proposal, we’ll send over your vacant staging agreement, invoice, and a confirmation of your scheduled staging date—making it official and opening the door to a beautifully-prepared listing.

Property Walk-through– After the property profile is accepted, our certified home stager will visit your vacant home for a complimentary property assessment, capturing measurements and photos of the areas to be staged, and finalize the staging plan.

Design-Our design team gets to work behind the scenes, imagining how each space can speak to buyers. We plan layout, choose pieces that elevate light and scale, and refine the details that make a home feel both welcoming and aspirational.

Delivery & Setup – On staging day, our certified home stagers and designers will transform the empty space into a beautifully staged, market-ready home with a model home feel.

De-staging – Our team will return to remove all furniture and accessories from the home. To ensure a smooth transition, we kindly ask for a minimum of 7 days’ notice to schedule de-staging.
